We provide comprehensive residential property management services, including but not limited to:

  • Tenant screening and selection
  • Lease agreement preparation and management
  • Rent collection and financial reporting
  • Property maintenance and repairs
  • Regular property inspections
  • Handling tenant complaints and issues
  • Marketing and advertising vacant properties

 

3. Responsibilities

 
Our Responsibilities

  • Manage the property professionally and in the best interests of the property owner.
  • Ensure compliance with local, government laws.
  • Maintain open communication with property owners and tenants.
  • Provide accurate and timely financial reports.

 
3.2 Property Owner’s Responsibilities

  • Provide accurate and current property information.
  • Maintain property insurance.
  • Fund necessary repairs and maintenance.
  • Comply with all laws and regulations regarding property rental.

 
3.3 Tenant Responsibilities

  • Pay rent on time.
  • Maintain the property in good condition.
  • Comply with the terms of the lease agreement.
  • Report maintenance issues promptly.

 

4. Fees and Payment

 
4.1 Management Fees

  • A monthly management fee will be charged as agreed in the management contract.
  • Additional fees may apply for specific services such as tenant placement, maintenance, and emergency repairs.

 
4.2 Payment Terms

  • Fees are payable upon invoice issuance.
  • Late payments may incur additional charges.

 

5. Lease Agreements

 
We prepare and manage lease agreements on behalf of the property owner. Lease terms will be clearly outlined and must be adhered to by all parties involved.
 

6. Maintenance and Repairs

 
We will coordinate maintenance and repairs to ensure the property remains in good condition. The property owner will be responsible for covering the costs of maintenance and repairs unless otherwise agreed.
 

7. Termination

 
7.1 Termination by Property Owner

  • The property owner may terminate the management agreement by providing written notice as specified in the management contract.

 
7.2 Termination by Us

  • We reserve the right to terminate the management agreement for reasons including but not limited to non-payment of fees, breach of agreement, or illegal activities related to the property.

 

8. Liability

 
We are not liable for:

  • Loss of rental income.
  • Damages caused by tenants.
  • Legal costs arising from property-related disputes.
  • Any indirect, incidental, or consequential damages.

 

9. Dispute Resolution

 
Any disputes arising from these Terms or our Services will be resolved through mediation. If mediation fails, the dispute will be settled by arbitration in accordance with the rules of British Property Management Law.
 

10. Governing Law

 
These Terms are governed by and construed in accordance with the laws of  the UK.
 

11. Amendments

 
We may amend these Terms at any time by providing written notice to the property owner. Continued use of our Services constitutes acceptance of the amended Terms.
