Each property must have the following completed prior to the tenancy starting:
Copy of EPC / Gas Safety Cert / Electrical Installation Condition Report. These can be arranged by Henry James Lettings for an additional charge.
The fully managed service starts with a market valuation. Once this has been agreed with the property owners we will arrange to take pictures for advertisement. We then place the advert on the above platforms.
We start to vet tenants very early at the enquiry stage and ask a series of questions prior to booking the viewing appointments. This is to ensure they are suitable and able to afford payments for the entirety of the tenancy.
We will then show the prospective tenants round the property and make a shortlist of the best 3 candidates.
Further vetting for prospective tenants and guarantor includes right to rent checks, identification documents, previous ccj’s, affordability, bank statements, employment and landlord references), completion of inventory and completion of NRLA tenancy agreement.

The successful tenants will be issued with copies of the following documents

Advising the Landlord/s of the ingoing meter readings for the gas, electricity & water (where applicable)
We will be the contact point for any maintenance issues going forward and following communication with you, we will arrange for contractors to carry out work on your behalf. If you’re not happy with the original quote then we will obtain a second quote for you.
We will ensure your property remains compliant and ensure gas safety certificates are issued each year.
We will carry out a 6 monthly property assessments to ensure your investment is being looked after. Any change in condition will be photographed and sent to you.

Advising the Landlord/s of the ingoing meter readings for the gas, electricity & water (where applicable)
Informing United Utilities, gas, electric & council service providers of any changes to the occupancy
This will be charged at 10% of monthly rent.
